Oro Valley's location makes it one of the most desirable places to live. That's why historically, the city has some of the most expensive homes. As the area started to become more popular and grow, developers taking advantage of the Sonoran desert terrain in the city started to build homes of all sizes. In 2013, the median home value stood at around $145k in Tucson, according to the US Census Bureau, but in Oro Valley AZ, it was on average double at $276k in 2014.

Why Is The AZ Real Estate Market Heating Up?
Now as professionals that look at real estate listings every day and work with clients from across the country, we know that there are a couple of reasons why the real estate market is heating up. For starters, Oro Valley AZ is home to many high-end resorts, and that, combined with the relatively low crime rate, has made it hospitable for families that want to get away from it all. Not to mention these resort-style communities are world-renowned. Plus, there are other large golf-oriented communities, such as the famous La Canada and Stone Canyon, both of which have homes for sale in Oro Valley and offer a luxurious lifestyle that most property buyers desire.
Now if you are looking for a home with a spacious living room and the prospect of its value increasing, a few communities in Oro Valley AZ stand out. Rancho Vistoso is the largest of these, spanning 7750 acres—the all-age community, with 1000 acres developed in the 1980s by Del Web Webb. Even though the community is nearing build-out, it is still possible to find new homes, but the starting price here is around mid $200k.
Apart from the master-planned communities, there are other upscale homes in what's considered subdivisions that are part of the homeowner's association, but many are also not. So, if you are looking for a multiple listing service or an agent, and being part of the association matters, it is essential to ask. Realtors often ask to help identify prospective properties consumers may be interested in.
The other factor influencing home prices is that the local economy in Oro Valley is strong, with low unemployment rates and diverse industries. The town's proximity to Tucson also provides additional job opportunities for its residents.
Thus, it is no surprise that population growth in Oro Valley has been steady over the years, with an influx of retirees and young families moving to the area. Many of them are moving in from other parts of Southern Arizona, but we also see an influx of people from other US states.
Housing demand and supply in Oro Valley remain balanced, with a healthy mix of new construction and existing homes for sale. Interest rates and mortgage availability are also favorable, making it easier for buyers to finance their real estate purchases.
Finally, government policies and regulations in Oro Valley are favorable to real estate investors. The town council has passed several ordinances to encourage sustainable development and preserve open spaces, which has helped maintain property values and attract buyers. All of these factors combined are what make Oro Valley, Arizona, a worthy investment.
