When will interest rates come down!?!
Have you been waiting to buy, hoping home values and prices decrease alongside interest rates? We saw prices decline by about $100,000 from March of 2022 to March of 2023 in specific markets. Then, the pricing decline stopped. Since then, it has either gone flat, or it has been increasing. Lizy will break down her opinion on when rates will decrease.

- Do you see yourself wanting to be living there in three-plus years?
- Do you have a stable job/career?
- Is your monthly rent close to what your new mortgage payment would be?
Many "EXPERTS" have been saying the time could be now for you to purchase. If you remember what you or people you know went through trying to purchase from part of 2020 to part of 2022, you will remember you or them being stuck in a bidding war no matter how fast you offered you could not win. Plus, you will remember having to bid up homes and still need to know when, and you would not get the seller to pay for your closing costs and not even a home warranty.
In today's market, I have been able to help home buyers get into homes much easier. While some homes sell quickly and with multiple offers, many still need to. We have been able to either get the home for the list price or a little less, but the important thing is we have been able to get sellers to pay for the buyers' closing costs and prepaid fees. Plus, we have been able to get them a home warranty.
If you add up the negatives from 2020 to 2022 vs. the positives of today, and knowing once rates decrease by a point, you should be able to answer yourself when is the best time to buy. Many of my buyers have enjoyed their experience as of late. I am them were worn out in 2020-22.

With this said, you will be the one who has to decide when is your best time. I had a buyer in 2011 from Canada who did not purchase a home that would cost roughly 2000 SQFT was around $75,000, and the next year, in 2012, when they came back, similar homes for selling for $100,000+, so he kept offering $75,000 on them was mad the sellers would not take his cash offers. I explained they had buyers willing to pay $100,000+ on the now.
Do your research, decide if the numbers make sense, and then decide. There are a lot of emotions and opinions right now that do not have sound facts. Please get your facts and decide what works best for you.
